The affordability of a buy to let mortgage is normally calculated using a rental assessment, whereby the estimated monthly rental yield is expected to cover the mortgage payments by a percentage, usually 125% - 130%.

We also have access to lenders who do not use the above calculation but base their lending on affordability, this is especially useful where the rental yield is low.

Some lenders will expect applicants to prove a minimum earned income, often either £15,000 or £20,000, despite still working the affordability of the mortgage on the rental assessment alone.

Other lenders will expect applicants to self certify their income, but will not require physical proof. These lenders may work on the full affordability based on the self certification of income rather than the rental assessment.
